Rhody Rentals ("the Platform," "we," "us") is an online marketplace that connects people offering residential rental housing ("Landlords") with people seeking it ("Students" or "Tenants") in the area surrounding the University of Rhode Island. We provide listing, search, and application tools. We are not a real estate broker, agent, or property manager, and we are not a party to any lease or rental agreement formed between users. Lease agreements are negotiated, signed, and performed directly between Landlord and Tenant.
You must provide accurate information when creating an account and keep your credentials secure. You are responsible for all activity under your account. You must be at least 18 years old to use the Platform. We may suspend or remove accounts that violate these terms, post fraudulent listings, or misuse the service.
Landlords are solely responsible for the accuracy, legality, and content of their listings, including rent, availability, photos, and property condition. Listings must describe real, available properties that the Landlord has the legal right to rent. Discriminatory listings or conduct prohibited by the federal Fair Housing Act or Rhode Island fair housing law are not permitted and will result in removal.
Creating an account, browsing, applying, and listing are free. When a Landlord leases a unit to a Tenant connected through the Platform, the Landlord owes Rhody Rentals a one-time success fee equal to one month's rent for that unit ("Commission"). The Commission becomes due when the lease is signed. Circumventing the fee — for example, by using the Platform to find a tenant and completing the transaction off-platform to avoid payment — is a violation of these terms.
We do not verify the identity of users, inspect properties, guarantee the accuracy of listings, run background or credit checks, or guarantee that any applicant will be a suitable tenant or any property a suitable home. Users are responsible for their own due diligence — viewing the property, verifying ownership, and reviewing the lease before signing.
To the maximum extent permitted by law, Rhody Rentals is not liable for any disputes, damages, or losses arising between Landlords and Tenants, including disputes over leases, deposits, property condition, or payments. The Platform is provided "as is" without warranties of any kind. Our total liability to any user shall not exceed the fees that user paid to us in the twelve months preceding the claim.
You retain rights to the content you post but grant us a license to display it on the Platform. You may not post false, defamatory, or infringing content, scrape the Platform, or use it for any unlawful purpose. We may remove content or listings at our discretion.
We may update these terms from time to time; continued use after an update constitutes acceptance. You may close your account at any time. These terms are governed by the laws of the State of Rhode Island.
